3M Italia - Integrated Service as Key to Success
C&W was instructed by 3M to carry out a strategic review of its occupational requirements in Milan, which included building up a detailed financial model comparing sale, development, and restack, relocation buy versus lease options. 3M owned a 28,000m² facility in Eastern Milan but only required 11,000 m² of office and Customer Center space.
This assignment came as the result of careful cooperation between the C&W Capital Markets, Client Solutions, Office Agency, Project Management and Property Management Departments. In particular, C&W succeeded in offering to 3M a seamless, integrated service where every Team played a key role in the different stages of a very complex operation thus achieving a successful result.
The strategy involved C&W Project Management Team carrying out detailed analysis of how the space could be restructured while looking at alternative options on the market. As a result 3M's target was to occupy a new built to suit building with focus on improved working conditions for its employees, energy efficiency and sustainability also through the use of renewable resources and extended use of 3M building solutions and products.
The strategy led to a full instruction. C&W sold their 28,000m² HQ facility with a temporary leaseback on space required and, in parallel with the sale, 3M signed a pre-lease agreement on a 11,000 m² built-to-suit building developed by Prelios in Pioltello, nearby the existing 3M building.
The Italian C&W PjM Team, lead by Lamberto Agostini, has been involved with 1) Project Monitoring of building construction, 2) Space planning, Interior Design and Project Management for the complete fit-out of the new 3M headquarters. The building was occupied with no delay on April 7th, 2010. Thanks to the outstanding synergy among Cushman & Wakefield PjM team, the end-user and owner 3M, the developer Prelios, the designer Mario Cucinella Architects, the building has got the prestigious Mipim 2011 Award in the Green Buildings category.
