The Challenge

Avis Autonoleggio S.p.A., part of Avis Budget Group EMEA and leader in Italy of car rental market in the short term, has found its national headquarters in Porta di Roma.

We were engaged by Porta di Roma Srl to identify a single tenant for 3,600 sq m available for office use from ground to 5th floor of Tower B1, a mixed use, office and residential, building of 12 floors above ground, part of the multi-functional center of Porta di Roma.


The Solution

In January 2011 we learned that Avis was looking for a new representative office for its Italian offices.

We identified Avis as an excellent opportunity for our client. Then we presented to Avis the offices in the Tower B1 in the heart of Porta di Roma, emphasizing not only the high quality of the proposed property and the energy efficiency, but also the excellent visibility that a national headquarters would have in the area of Porta di Roma, which today represents the largest multi-purpose development of the capital: Porta di Roma Business Town is the heart of an area where, in addition to the Tower B1, around 180,000 sq m are being built intended to prestigious directional complex, designed with the highest technological and quality standards and immersed in a huge equipped green area of 150 hectares, with buildings that are perfectly integrated with the residential and largest shopping center in Italy, with 220 shops, 3 megastores and a large multiplex.


The Results

Efficiently identifying the market sector in which is placed a building of high quality as the offices of the Porta di Roma, we were able to undertake a targeted marketing campaign that led to the expected results from the property. The identification of the strengths of the property, such as the strategic location in the new quarter Bufalotta, the proximity to the A1 motorway access and ease of parking and the building of class A has led to excellent results in the short term.
