The Challenge

The client company in Italy in most of the cases occupies the buildings as a tenant more than as a landlord.

Following the economic crisis of 2009, the client, contacted Cushman & Wakefield in order to establish a national real estate strategy to obtain discounts/incentives on the lease rents of 24 branches all over Italy.


The Solution

Step 1: Cushman & Wakefield conducted a comprehensive local market survey including analysis of the rents, along with the terms and conditions offered by landlords.

Step 2: Cushman & Wakefield identified also real estate alternatives if the negotiation could not be feasible.

Step 3: Cushman & Wakefield started the negotiations with the current landlords (privates, associations, public entities, companies) promoting the economic stability of an international company such as the client. C&W focused on the difficulty, due to the particular economical period, to identify new tenants able to face a 6+6 years contract.


The Results

Cuhman & Wakefield managed with success 24 lease contracts obtaining important savings and terms conditions.

Sqm dealt totally: 110.000

Average saving on rents: 12%.
